Pet & Animal Policies

A welcoming and safe environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party screening and review process. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.   • No Pets or Animals

    This is a required application process for anyone that does NOT own a pet or animal. There is no cost ($) to you for completing the application process.

  • Household Pets

    This is a required application process for anyone that owns a household pet. This includes dogs and cats and might include pets that live in cages such as birds, hamsters, rabbits, snakes or fish tanks (because of the contained water) so please ask your housing provider for clarification regarding these types of pets.

  • Assistance Animals

    This is a required review process for anyone with a non-obvious disability and disability-related need for an assistance animal. This process provides a HIPAA compliant and secure way of submitting a reasonable accommodation request for an assistance animal (service animals, emotional support animals, companion animals, etc.) that will be reviewed by a third-party legal review team to ensure the accommodation request meets HUD’s Fair Housing Act guidelines. There is no cost ($0) to you to submit an accommodation request. Please make sure you are aware of your State’s laws, if any, for submitting a fraudulent accommodation request.

Pet & Animal Policy

Note: Each property is different and not all allow pets. There may be restrictions on the number of pets and/or the size of the pet. Please see the property listing to determine if the home you are interested in allows pets and what the restrictions are.

No pets (with the exception of medically necessary animals for the benefit of the occupant(s) of any kind are permitted without specific written permission of the landlord and an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet rent or additional security deposit. A separate pet application must be submitted with shot records and a picture of the pet(s) before approval. The landlord may require liability insurance. 

A non-refundable pet fee in the amount of $300 per pet is required plus a monthly pet rent (Does not apply to medically necessary animals)

Monthly pet rent ranges from $15 - $35 per month and is determined upon receipt and review of pet application and approval

Unacceptable dog breeds include, but are not limited to: Akita, Alaskan Malamute, American Staffordshire Terrier, Bullmastiff, Chows, Dalmatian, Doberman Pinscher, German Shepherd, Husky, Bull Mastiff, Neapolitan Mastiff, Pit Bull, Presa Canario, Rottweiler, Siberian Husky, Staffordshire Bull Terrier, Great Dane, Tibetan Mastiff, St. Bernard, Rhodesian Ridgeback, Wolf-Dog Hybrid, Farm and Ranch animals, any attack, non-domesticated or guard dog, any non-domestic or exotic animal, a mixed-breed which includes any of the above, any animal with a past history of bites or attacks.

Pet Policies

  • Upon approval, a pet addendum must be signed and made part of the lease agreement
  • Only pets approved will be allowed on the premises 
  • Allegiant Management Group, Inc. requires proof of vaccinations for all pets 
  • At all times pets must wear identification collars or tags 
  • Pets are not allowed to roam free, tenants are required to keep all pets on a leash at all times when outside
    the premises 
  • Birds, hamsters, and gerbils must be caged at all times and not allowed to roam free throughout the premises 
  • Tenant is required to clean up and properly dispose of pet feces immediately 
  • Cat Litter boxes must be kept fresh and clean at all times 
  • Tenant is required to keep pets properly bathed and groomed at all times
  • Tenant agrees to treat all pets for fleas and ticks as a preventative maintenance 
  • Tenant agrees not to leave the property for more than 12 hours without arranging for alternative care for the
  • Tenant shall not allow pets to be a disturbance to neighbors 
  • Tenant agrees to make arrangements for pet care when maintenance or other employees of Allegiant
    Management Group, Inc. needs to enter the premises 
  • Upon vacating the premises, the tenant will thoroughly clean and remove all pet hair 
  • Upon vacating the premises, the tenant will professionally clean and deodorize carpets (receipt required) 
  • Tenant is responsible for all damage to the leased premises, including (but not limited to) flooring, carpet,
    pad, doors, walls, woodwork, blinds, cabinets, lawn, as well as damage to public areas outside the leased
